QUESTIONS THAT HAVE ARISEN REGARDING:
INSTALLATION OF A CELL TOWER AT HOLY CROSS
Guarantee of cell phone reception in Worship Center.
• Verizon users would have reception – and all users would at least have 911 service.
Where will equipment shelter be placed? And will it fit in with our present environment?
• There will be a 12’ x 20’ equipment shelter placed at the back of the office wing, next to our picnic table, parallel to the parking
lot. It will match the white stucco of the building and be surrounded by fence and landscaping. A smaller matching 4’ x 10’ structure
will house generator equipment and be at the end of the building.
Will the parish have to conform to OSHA standards and have a lock out tag out policy? And a fire evacuation policy?
• Would only have been an issue if inside was used for equipment. Will not be a question if outside structure is used.
Will the parish be indemnified against issues stemming from equipment?
• Verizon is totally responsible for any issues arising, and any such issues can be addressed in the lease, which the Diocesan
lawyers will review.
Will there be excessive noise from the equipment shelter?
• No, no more than an air conditioner.
Any additional electric charge for parish?
No, Verizon will have their own electric connection and account, totally separate from parish.
Affect on real estate taxes.
• Taxing is different in every tax authority. However the Diocesan attorney stated the ‘diminimus situation’ would not be a big
deal, but Verizon would accept any added risk to the parish – it would be written into our lease – as has been done with other
parishes and schools.
Will our tax exempt status be affected?
• No
Incidence of cancer
• Many studies done – no increased incidence of cancer. Lots of information on internet with different studies.
Extent of interference with pacemaker.
• The documentation they presented did cover this – the bottom line was if there was an interruption in the rhythm, the
pacemaker would correct itself and there has been no report of any long-term negative effect on the person. Cell towers have been
located on hospital roofs to underline this fact.
How long to complete project
• After our acceptance – it could take anywhere from 6 to 9 months before permits, contracts, building etc. is completed.
Anywhere else on property to put up a pole?
• We wouldn’t be interested in adding a pole – the draw for Verizon here is we have a stealth installation inside an existing bell
tower.
Whose liability in case of accident – parish or Verizon?
• Verizon
Will courtyard be disturbed?
• Probably not. The first design was to use a site across from the bell tower that would necessitate digging under the
courtyard. But, with the new location, at the back of the building, that will probably not be necessary.
Can the bell tower ever be used to ring the bell?
• Maybe – many have tried and failed to fix it. When the Verizon contractors are working on the bell tower to install cables,
antennas, etc., they will look into fixing the mounting. However, if that doesn’t work, in the future we can think about an electronic
bell.
How long is the contract?
• The lease is for 5 years, with 5, 5 year extensions – totaling 30 years. Each year there is an increase of about 3% in rent.
Does 100% of revenue stay with parish?
• YES
